NOTICE OF TRUSTEE’S SALE

WHEREAS, LOUIS L. PULS and wife, STACY L. PULS of Jefferson County, Tennessee (hereinafter Obligors), made Promissory Notes (hereinafter Notes) dated March 17, 2006, in the original amount of Seventy Thousand Dollars ($70,000.00), and

WHEREAS, said Notes are secured as to payment thereof by a certain Deed of Trust dated March 17, 2006, and of record in the Jefferson County Register of Deeds Office at Trust Book 788, Pages 105-113, whereby Village Mary Revocable Trust by Shannon M. Holland, Trustee, conveyed to Louis L. Puls and wife, Stacy L. Puls, the therein described premises, to which Deed of Trust specific reference is hereby made for incorporation herein.

WHEREAS, the Trust premises are bounded and described as follows: Situated in District Two (2) of Jefferson County, Tennessee and in the 8th Civil District of Sevier County, Tennessee, and being known and designated as all of Lots 33, 34, and 35 Douglas Heights Subdivision, as shown by map of same of record in Plat Book 5, Page 161 in the Register’s Office of Jefferson County, Tennessee, and Map Book 8, Page 72 in the Register’s Office of Sevier County, Tennessee to which maps specific reference is hereby made for a more particular description thereof.  Being the same property conveyed to Professional Investments, Inc., by Deed of record in Deed Book 470, Page 318, in the Register’s Office Sevier County, Tennessee and Deed Book 362 Page 604 in Register’s Office Jefferson County, Tennessee.  Property address:  2118 Douglass Heights Road, Dandridge, Tennessee 37725.

Said property being improved with a double-wide mobile home that is attached to said real estate identified herein and intended to be taxed as real estate, and made a part thereof.  That said language is intended by the parties to relate back to the original date of execution as to all matters regarding said deeds.

WHEREAS, Louis L. Puls and wife, Stacy L. Puls have defaulted in payment of said Notes as described and included in said Deed of Trust, and in the performance of the covenants, terms, promises, and conditions of same, the entire balance of which having been declared due and payable and the owners and holders of said indebtedness having directed me, the undersigned Trustee, to foreclose the Deed of Trust in accordance with the terms thereof and to sell said real estate.

Accordingly, the undersigned in the capacity as Trustee under the Deed of Trust will offer for sale the Trust premises at public auction to the highest and best bidder FOR CASH,  and in bar of all equities of redemption, statutory rights of redemption, homestead, dower and other rights and exemptions of every kind all which having been fully and expressly surrendered and waived, to the highest, last and best bidder for CASH-IN-HAND at the time of sale; the auction of the Trust premises will be conducted promptly at 11:00 a.m. on September 17, 2014, at the Main entrance to the Jefferson County Courthouse, and at 12:00 p.m. at the Main entrance to the Sevier County Courthouse, Sevierville, Tennessee.  The sale and conveyance of the Trust premises will be made subject to all prior encumbrances, liens, judgments, Trust Deeds, easements, reservations, restrictions of record, set back lines and property taxes due to local government authorities or tax liens of the State and/or federal government, if any.  The sale may be adjourned after the commencement thereof, and reconvened at another time, there announced without the necessity of readvertising and both Note holder and debtor shall be at liberty to bid for the Trust premises as any third person might.
