Committee Discusses Increased Roof Cost

The Jefferson County Quality Control Oversight Committee met on Thursday, May 7, 2015 in the Historic Jefferson County Courthouse. The meeting was Called to Order by Chairman David Seal. Absent from Roll Call was Committee Member Vines.

Quality Control Adviser Mike Dockery addressed the Committee regarding an update on progress on Building 8. Dockery stated that additional roof decking has been determined as necessary and may impact the July deadline that the County is working under to meet insurance recovery stipulations. Originally, around 40% of the roof decking was to be replaced. However, now 100% will have to be replaced, putting a strain on the deadline. Dockery also informed the Committee that there were some issues with the speed of the masonry that had already been addressed by the Contract Manager.

Committee Member Carmichael questioned the reasoning behind not including the entire roof deck replacement in the original plans. He stated that it was his opinion that it was a professional miscalculation on the part of the engineer and should be addressed by the Construction Manager. He also questioned if other issues will be raised due to the state of bar joists.

Chair Seal and Committee Member Bradley both expressed concern regarding the insurance deadline and Dockery stated that it would be around a 7 week turn around on the roof if materials are available. Currently there is enough roof decking material for around 40% of the roof.

Jefferson County Finance Director Potts informed the Committee that around $920,000 of $3.6 million has been presented for payment on the Building 8 project.
